Information systems for Property and Facility management

AMI (Asset - Management - Information) is a complex system for support of property and facility management. It is a modular and fully customizable system, which can be easily integrated in enterprise information environment. AMI is being used by many important customers.


Even though every company has economic accounts of assets, during inventories it is often a battle to find, where assets are located and who uses them, by maintenance or renewal planning it is difficult to find out, in which state the equipment is etc. Responsible managers ask therefore many questions, for which they can not find the right answer. AMI (Assets – Management – Information) is a complex modular system, which provides support for facility management and provided services. System comprises of modules, which can be put together as a puzzle. It enables integrated documentation of descriptive, graphic and multimedia data, work with sketches and documents, support of standardized work procedures (workflow). AMI works with spatial identification of objects (real estates, rooms, equipment, employees etc.). HSI has in this system exploited rich experience with GIS applications. Graphic presentation is transparent and intuitive. Complex access of AMI can help you create unified and transparent information environment, in which data of property management, maintenance, documents, technical information and other enterprise data about properties are operatively at disposal in the whole enterprise, for the whole property lifecycle.

AMI - Pasport
is a basic provided version, which enables creation and maintenance of required data about premises, objects, other property, persons and legal relations to property. Basic tools for management of related documentation are also part of this block. AMI – Pasport enables:

  • Creation and maintenance of technical documentation of land parcels, premises and buildings:
    - Technical description of objects, their construction, technical and technological equipment,
    - Utilization and user relations to objects,
    - Spatial identification of objects,
    - Graphic presentation,
  • Data storage in unified database:
    - Secure data storage,
    - Without duplications, contradictory information, data lifecycle confusions etc.,
    - Conditions for data completeness and up to date,
  • Registration of legal relations to lots and buildings (ownership and rental relations, real burdens, data for documentation of tax registration),
  • Registration of relations among employees, other persons and objects (buildings, rooms) – physical state, working stations,
  • Management of related documentation.

AMI - Správa extends above described functionality of basic version of AMI – Pasport this way:

  • Registration of movables (furniture, computer equipment, machines, technological units etc.),
    Tools for creation of plans and documents regarding security and crisis management (emergency planning, fire protection, access system, building security etc.),
    Support of buildings and other equipment maintenance planning, controls, repairs, assessment and filing of processes.

AMI - Řízení is in comparison with previous version AMI - Správa extended for possibilities of registration and planning of space and equipment utilization, i.e.:

  • Registration and analysis of space utilization, planning of changes, creation of general sketches of working spaces and employees dislocation, analyses of efficiency of space utilization etc. (co called space management),
    Planning and registration of changes by moving of employees, business units or movables, visual planning of moves etc., including update of equipment filing according to resulting state,
    Support of space and equipment lease and rentals planning according to given criteria, automated creation of leasing agreements according to pre-defined templates, monitoring of validity of leasing agreements, dates of payment check-up, analyses of payment discipline of tenants etc.,
    Reservation management for short – term utilization of meeting places, cars and other properties,
    Support of facility management, administration and monitoring of defined KPI (Key Performance Indicator).

  • Thanks to modular concept of AMI system, it is possible to create individual customized configuration, which will cover only selected modules according to current requirements.

To whom is AMI intended above all?

AMI is intended for industrial and storage premises, administration centres, living and accommodation estates, schools, hospitals, but also for utilities, providers of FM services etc. It is not important, if user maintains one building, area in one place or anyhow dislocated premises. AMI always provides optimal solution according to users needs.

How to implement AMI in a most efficient way?

HSI delivers all required services for AMI system implementation.

  • Project preparation:
    - carrying out of required analyses and processing of feasibility study, design of data structures.
  • Project implementation:
    - data store creation, components installation,
    - data capture support and processing (above all graphic),
    - data cleanup and modification,
    - customization of user environment to individual requirements,
    - training of system administrator and users,
    - system launch and testing.
  • System operation:
    - enhanced SW support,
    - system maintenance and development,
    - solution of non-standard user requirements.

All tasks are carried out in tight cooperation with customer.

Is it possible to ensure, that new system can be used by wide range of users without costs at clients side?

Central data can be accessed by intranet or even internet. Common end users utilize general internet browser.

Will our data really be safe in new system?

System AMI is storing data in relational database (as a rule ORACLE) usually located at central enterprise server. Graphic data are transformed in common database records, their safety is ensured by standard database means. In case of user requirement at graphic visualisation of the output, system will compile sketch (map) and will enable its presentation or print.

What other advantages does system provide?

  • AMI communicates with other enterprise information systems. The aim of AMI is not to substitute accounting and economic systems, as e.g. SAP. AMI suitably adds data structures, which would not be efficient to create in economic systems and as regards functionality, adds above all relations at graphics and graphic representation of data. AMI can process and present data from other enterprise systems (personal, access, attendance, safety, camera and others) and extend their use for other purposes, e.g. for management of lighting or heating systems, air conditioning and others. This way, efficiency of their use is significantly enhanced and enables to generate other cost savings within organization.
  • AMI enables to store data to any object in any format including audiovisual data. This way it is possible to have anytime and anywhere at disposal not only final building approvals, audit reports, agreements, protocols, instructions etc. but also photographs of buildings, video records from inspections etc. Their easy accessibility and quick searching simplifies decision processes and brings additional cost savings.
  • AMI results from years of HSI experience in property and facility management areas. Our consultants are able to help customers by setup of organisational structures, rules and instructions to achieve expected cost savings.
  • AMI supports a whole range of enterprise administration tasks. It is possible to implement other functions as specific applications and to create new solutions, e.g. f company cars tracking related to enterprise zones, buildings or phone directory with spatial identification of participants etc.
  • AMI is being delivered with wide range guarantee and following services of quality support and further development. It is possible to ensure remote administration. Trained employees of customer centre provide users support.
